Van Nuys ADU Construction in Fired Brick
Van Nuys ADUs clad in thin fired brick that keeps its color in hard sun, a kitchen drawn before the walls, and LADBS plan check handled start to finish.
Fired clay brick, cut thin and set in mortar over a scratch coat, keeps its color under hard inland sun and leaves dry wind no paint film to peel, so we offer it as cladding for a Van Nuys ADU. It weighs far less than full brick, which matters for the wall framing and the footing. The kitchen wall is planned before the cladding goes on paper, since the window over the sink and the hood cap both pass through it.
How the brick goes on
Thin brick is an adhered veneer, so the wall behind it does most of the work. Sheathing and a water-resistive barrier go on first, then metal lath and a mortar scratch coat, and each brick is buttered and pressed in with the joints tooled tight. A weep screed at the base lets any water behind the veneer drain out. Around the kitchen window and the hood cap, flashing is lapped into the barrier before a single brick is set, because those openings are where water tries hardest to get in. The added weight is counted in the structural design.
Kitchen layout behind the brick wall
Inside, the sink sits under the window on the brick wall, with prep counter on both sides and the dishwasher beside the sink cabinet. The range goes on the opposite run under a hood that ducts straight out, and the refrigerator closes the line by the door. Because the City of Los Angeles bars gas service in new buildings, detached ADUs included, the induction range, the water heater and the heat pump are all counted against the panel. LADBS reviews the set and sends an inspector at each stage of the work.
ADU Construction in Van Nuys: questions to settle first
A one-bedroom Van Nuys unit can carry a galley with counter on both sides, a full-size refrigerator and a dishwasher. A studio keeps everything on one wall with a 24-inch range and a counter-depth fridge. We draw the sink window into the brick wall first and fit the cabinets around it, all to scale.
On a Van Nuys set, LADBS looks closely at the wall section that shows the brick veneer, its lath and its weep screed, and at the site plan with distances to each lot line. Our office draws the full package, submits it and answers each plan check comment in writing.
The unit's water comes from a branch on the house line, valved where the branch begins. Drains collect under the slab and leave as one pipe toward the house lateral or the street main, depending on depth and the condition of the pipe. A subpanel in the unit takes its power over a buried feeder, either off the main house service or off a meter the utility adds.
