In a Panorama City ADU, the bathroom has to handle a full morning routine in a small footprint. We plan a shower with a low or curbless threshold, a vanity with drawers, an exhaust fan on a humidity control and a door that slides or swings out. It shares a wet wall with the kitchen so both rooms drain through one stack, and the water heater sits in a closet between them, close to every tap.
Kitchen and bath on one wall
Putting the kitchen and the bath back to back saves pipe, wall space and labor on rough plumbing. The kitchen side carries the sink, dishwasher and a range with a hood ducted outdoors, while the bath side takes the shower, toilet and vanity. One vent stack through the roof serves both rooms. A tankless or heat pump water heater in the closet between them keeps hot water runs short, so taps warm quickly. That wall is drawn first, and the bedroom and living area follow from it, which keeps the floor plan simple to frame and inspect.

Panorama City ADUs are permitted by the City of Los Angeles through LADBS. Plan check covers setbacks, the bedroom's egress window, energy compliance and how the sewer reaches the street. Inspections track the build in order: footings, framing, rough plumbing and electrical, insulation, drywall and final. Each correction gets a written answer from us, and we keep the set current through approval. A bath meant for aging in place, with blocking for grab bars, a wider door and a bench in the shower, is easy to add at this stage.

The kitchen can be complete, as state law allows. Along one wall of the main room, a run of about 12 feet fits a sink, a dishwasher, a range and a full refrigerator, with uppers above. A second short counter across from it turns that into a galley with more prep space. We start every plan there.
