Plaster looks the same whether the wall behind it is sound or soaked. On a Van Nuys house the condition that changes a stucco job is usually out of sight: building paper gone brittle, lath rusted loose, or a stud bay damp from a leaking hose bib. We find out by cutting a small window in the wall, and what comes out of that cut sets the scope.

What the test window shows

A palm-sized opening down to the sheathing tells a lot. Building paper that still bends is a good sign, and paper that crumbles means the wall has lost its water barrier. Lath that is bright is fine, and lath that flakes with rust has stopped holding the plaster. We press a screwdriver into the sheathing and the bottom plate to see whether the wood is firm. A moisture meter then checks the framing around a dryer vent, a hose bib and the spot behind the kitchen sink.

When a finding changes the plan

Soft wood means rot has to be cut out and the framing repaired before any plaster goes back. A leaking pipe sends the job to a plumber first, since new stucco over a wet wall fails again. Failed paper turns a patch into a restucco of that wall. Whatever turns up, photos go with the revised scope, so the change is something you can see before it is written into the quote. Where the framing is sound and only the surface has failed, the scope stays small, and that is the outcome a clean test window usually allows.
