How rain drains away from the walls is one of the points LADBS reads on an Encino ADU set when the yard sits close to level. The reviewer wants the ground to fall away from the new unit, the floor to sit above the soil around it and the roof water to end somewhere that does not soak a footing. We draw those grades and outlets before the kitchen layout is final.

Grades and the floor line

The residential code asks for the soil next to a foundation to drop at least 6 inches within the first 10 feet, or to reach a swale or drain where the lot is too tight for that. On a level backyard we shape a shallow swale between the unit and the house, and we hold the slab high enough that the siding stays clear of the dirt. Paved paths beside the walls tilt away as well. Each grade arrow and spot height appears on the drawings so the inspector can confirm it on site.

Roof water and the kitchen side

Downspouts on an Encino unit end at splash blocks, a dry well or a planted basin placed away from both buildings and the neighbor's fence. We keep the entry door and the kitchen window clear of the downspout corners, so the walk to the door stays dry after a storm. The plan checker looks at where each outlet lands and whether the water can reach the street or soak in on site. An inspector sees the finished grading and drains again at the final visit.
