Questions About Planning a Remodel
What people ask before a kitchen, bath or whole-house project, answered in the order we plan the work.
Layout and design
The paths. How far it is between the sink, the range and the fridge, whether two people can pass each other, and whether every appliance has a counter beside it to set things down. If those fail, new finishes will not fix the room.
It depends on the clear space around it. An island needs room to open the dishwasher and oven doors and still walk past. We measure that on the first visit and draw the island only if the walkways still work.
Yes, once the layout is fixed. Cabinet sizes come from the plan, and the counter is templated after the boxes are installed, so the two always match.
Permits and the hidden work
New or moved plumbing, gas lines, new circuits, a vented hood that goes through the roof or a wall, and any wall removal usually need one. Replacing cabinet doors or a counter in place usually does not. Your quote lists the permits your plan needs.
Work pauses, you see the problem, and the repair is priced in writing before anyone touches it. Water damage behind an old sink base is a typical example.
An induction range, a second oven or more small-appliance circuits can push an older panel past its limit. We check the panel during the first visit and say in the quote whether an upgrade is part of the job.
Quotes and scheduling
Layout changes, demolition, plumbing, gas, electrical, framing, drywall, cabinets, counters, appliances if we supply them, finishes and permits, each on its own line. Nothing is bundled into one number.
Usually, yes. We can help you plan a temporary kitchen corner with a fridge, a microwave and a sink nearby, and we seal the work area from the rest of the house.
Only for the ADU plans package, which has a fixed scope. Every remodel is quoted in writing after we see the room, because layout changes move the price more than finishes do.
