Windows & Doors in Van Nuys
Van Nuys window and door work that checks the framing behind the trim first, so a missing header, rot or wiring is on the drawing and the quote.
A flat 2x4 sitting where a header belongs can turn up when an old Van Nuys window frame comes out. Over a same-size replacement it may stay, if the wall above carries no load. Widen that kitchen window, and a real header has to be sized and drawn for the permit. So we pull a little trim before quoting, and the drawing and the scope account for what is actually in the wall.
Other things an old frame hides
Soft wood at the lower corners of the rough opening points to a sill that leaked over a long stretch. Wiring can run through the wall beside a window to an outlet over the counter or a switch by the door, and it may need moving when the opening widens. A plumbing vent may climb the same wall. Each find changes the scope: rotten framing is replaced, wires and pipes are rerouted, and the drawing is updated before it goes to the city for review.
Doors and the floor under them
Beneath an old patio door, the subfloor can be stained or spongy where water crept past a worn threshold. Concrete at a slab-floor doorway may be chipped along its edge. Either one is repaired before the new door goes in, because a door set on a soft or uneven base drifts out of adjustment and starts to leak. We probe the floor at each exterior door during the first visit and note what we find, so any repair shows up on the written quote.
Windows & Doors in Van Nuys: questions to settle first
It can, once we know what sits over the opening. A longer header carries the wall above, and studs at each end bring that load down. The sill is set to clear the counter and backsplash. If the old frame has only a flat board across the top, that gets replaced. LADBS reviews the change for a Van Nuys house.
That depends on what the old frame is hiding. A retrofit leaves the frame in place, so the frame has to be dry, square and solid. When pulling some trim shows soft wood, missing flashing or a racked frame, a full-frame install opens it to the studs so those problems get fixed before the new unit goes in.
In Van Nuys the permit comes from LADBS, the City of Los Angeles building department. Widening an opening, adding a door or cutting through a wall all need one. A plain swap into the same opening may also need a permit, and we check the current rule for the address before pricing the work.
