Sherman Oaks ADU Construction With Roof Drainage Drawn In
Sherman Oaks ADUs with low-slope roofs that drain at the scupper edge, a galley kitchen planned beneath them, and LADBS plan check handled.
Scuppers at the low edge of a Sherman Oaks ADU roof get placed before the kitchen does. On a low-slope roof the water gathers along one side, and the range hood duct and the plumbing vent have to pass through the deck away from that flow. The downspout side is also where runoff gets steered clear of both foundations. Roof first, then the galley under it, then the finishes.
Tapered insulation and overflow
The membrane is single-ply, laid over tapered insulation that builds in the pitch so rain never stands after a storm. Each scupper gets a second overflow opening set a little higher, so a blocked outlet cannot let water climb the parapet. Downspouts carry the flow into closed pipe or onto splash blocks aimed at a planted bed or the street, away from both slabs. A pale membrane reflects much of the afternoon heat off the ceiling over the kitchen. Solar panels, if you want them, sit on racks that leave drainage paths open.
A galley under a flat ceiling
Inside, the low roof gives a flat ceiling, which lets upper cabinets run in one clean line. The hood duct exits through a curb flashed into the membrane, upslope of the scuppers so it never stands in running water. A skylight on its own curb above the sink lights the counter without stealing wall space from storage. Plumbing vents are gathered into as few roof openings as the layout allows. LADBS, which issues permits for Sherman Oaks as part of the City of Los Angeles, reviews this roof layout with the rest of the drawings.
ADU Construction in Sherman Oaks: questions to settle first
Begin with the appliances you want and work outward. A slim range, a fridge and a sink fit along one wall of a studio, and a one-bedroom leaves space for a dishwasher and a short peninsula. We draw your Sherman Oaks footprint to scale and mark where each appliance lands before the roof openings are fixed.
For a Sherman Oaks unit with a low-slope roof, we expect LADBS to look closely at the site plan for clearances and at the roof plan for slope, scuppers and downspouts. Our office draws the full set, files it and revises sheets in response to each correction.
A camera pushed through the house lateral reports its depth and condition, and that tells us whether the unit drains into it or takes a line of its own. Water leaves the house supply through a valve dedicated to the unit. Power is fed underground from the house panel unless the load numbers call for a second meter.
