Valley Glen ADU Construction, Roof to Ground
Valley Glen ADU roofs shaped to move rain away from the footings, with sealed roof openings, reflective coverings and drainage drawn for LADBS review.
Roof shape comes early in a Valley Glen ADU plan because it decides where every drop of rain ends up. A single slope pitched toward the back fence sends water to a single gutter and a pair of downspouts, both running into gravel basins or a drain line away from the footings. The ceiling inside can follow that slope, giving the kitchen extra height for tall cabinets and a clerestory window above the counter.
Membranes, flashing and vents
On a low-slope section the roof gets a single-ply membrane or a modified bitumen cap sheet, with tapered insulation underneath to keep water moving toward the gutter. A steeper pitch can take asphalt shingles or standing-seam metal. Every pipe and duct through the roof, including the kitchen hood and the plumbing vents, gets a boot or a flashing collar sealed into the covering. An inland valley lot sees strong sun, so a light-colored, reflective surface keeps the unit cooler and eases the load on its heat pump.
Drainage on the ground and LADBS review
Downspouts end at least 5 feet from the foundation, either on splash blocks or in gravel basins that let water soak in slowly. Grading slopes away from the unit on every side, and a strip of crushed rock along the drip line keeps soil from splashing onto the siding. LADBS reads the drainage arrows on the site plan as part of its review for the City of Los Angeles, alongside the distance to each property line and the framing, and an inspector visits once the roof deck is nailed off, ahead of the covering. Our office handles the drawings, the filing and every reply to plan check.
ADU Construction in Valley Glen: questions to settle first
A complete kitchen, with the space shaped by the roof above it. Under a sloped ceiling, tall pantry cabinets sit on the high wall and the sink goes on the low wall beneath a window. A hooded range, the dishwasher and a full-size fridge fit in most layouts, and California allows all of it.
For a Valley Glen ADU, LADBS reviewers look closely at the site plan, where the roof drainage, setbacks and access route are drawn. The structural sheet follows, covering the roof framing and how it ties to the walls. We prepare both and guide the set through plan check.
Each connection starts at the main house. Water tees off the supply line, a new subpanel takes its feed from the house panel, and the sewer flows to the house lateral at a steady pitch. We camera the lateral and total up the panel load before the unit's location is fixed.
