Studio City window and door work built to shed water: sloped sill pans, lapped flashing, a raised patio threshold and LADBS review for resized openings.

Every Studio City window and door we set sits on a sloped pan that catches water slipping past the frame and sends it back outside. Above and around the unit, building paper and flashing tape overlap so each layer drains onto the one beneath it. A patio door off the kitchen gets the same pan plus a threshold that stands above the outside paving, since that doorway sits right where yard water collects.

Laps that point water out

Flashing tape goes on in a set sequence: the sill pan, then the sides, then the head, so every upper piece overlaps the one under it. The building paper above the window tucks over the head flashing, and the paper below runs under the pan. On a full-frame job in stucco, the stucco is cut back far enough to make those laps properly, and the patch gets a weep screed at its base where the wall calls for one. Sealant closes the small gaps, while the flashing and paper carry the water.

The kitchen door to the patio

A door from the kitchen to a patio needs a threshold set above the outside surface, and the paving should fall away from the house so water leaves the doorway. If the floor inside and the patio outside need to meet nearly level, a slot drain in the paving takes the water off. Inside, the subfloor under the door gets its own pan too, because a leak there soaks the cabinet base beside the door. We check the fall of the patio when we measure for the new unit.
