Studio City ADU Construction, Wired From the Service
Studio City ADUs planned all-electric under City of Los Angeles rules, placed by the house's electrical service and drawn kitchen first for LADBS review.
Electric service carries all the cooking and heating load of a new Studio City backyard unit, because the City of Los Angeles requires new buildings, detached ADUs among them, to be all-electric. That makes the house panel the fixed point we plan around. Its spare capacity and its position on the house decide how long the feeder trench runs and which corner of the yard the footprint favors.
No gas line to plan for
With no gas to the unit, the kitchen is drawn around an induction range and a hood ducted outdoors. Hot water comes from a heat pump heater that needs a closet with room to breathe or a ducted air supply, and a ductless mini-split handles heating and cooling. A conversion of an existing structure may be treated differently under the city's rule, and we confirm any such case with LADBS before a gas line goes on paper. Each electric appliance is listed with its rating, so its draw can be added to the main house's own demand.
Panel capacity and the feeder route
We open the main panel, read its rating and tally the existing circuits, then add the unit's appliances to see what the service can carry. With headroom, a feeder in buried conduit runs to a subpanel inside the unit, and keeping the unit on the panel's side of the lot shortens that trench. When the total runs past the service rating, the choice is an upgraded service or a separate meter from the utility, and either one changes where the trench starts. The conduit route stays clear of the sewer lateral, the water branch and tree roots.
ADU Construction in Studio City: questions to settle first
An all-electric kitchen fits comfortably in a Studio City unit. A studio sets a sink, a 30-inch induction range and a counter-depth refrigerator in a single row. Give the unit a bedroom and the counter can bend into an L that fits a dishwasher. The hood ducts outdoors either way, and we draw your footprint at scale before any appliance is chosen.
For a Studio City unit, LADBS spends real time on the electrical sheet, where the panel work and the load figures appear, and on the site plan that fixes the unit against each lot line. We prepare the complete permit set, submit it and reply to every correction until the permit issues.
Drains from the unit tie into the house lateral once a camera shows the pipe is sound and deep enough, or they take a separate line to the street main. A branch off the house water supply, with its own shutoff, feeds the unit. Power comes underground from the house panel or a new meter, and a new detached unit gets no gas service.
