Stucco & Exterior in Burbank
Stucco patches, recoats and restucco for Burbank houses, written up for the building department alongside the hood vent and openings of a kitchen remodel.
Before a hood duct or a widened window goes through a Burbank wall, the city building department wants to see what the opening does to the wall around it. A reviewer reads for the framing over the cut, the flashing, the weather barrier and the lath. A stucco scope that names each layer gives the reviewer less to ask about, so we write it that way beside the kitchen plans.
What the reviewer reads
A plan reviewer looks at an exterior opening the way water would. Is there a header or sheathing support over the cut? Does the flashing lap shingle-fashion with the paper above and below? Is the lath fastened into framing, and does the bottom trim drain? When the stucco work belongs to a permitted kitchen remodel, the wall penetration rides on that permit, and we describe it in the same drawings as the hood, the range and the circuit behind it. A bare line reading new stucco gives the reviewer nothing to check, so each layer is listed in the order it goes on.
Inspection stops at the wall
Some layers vanish behind the next one, which is why an inspector may need to see the wall before it is covered. Paper and flashing get checked while they are still visible, then the lath, and only after that do the scratch and brown coats go on. We schedule the plastering around those stops so nobody has to peel finished work back to answer a question. When the job stays small, a patch around one vent, the building department tells us how much of it needs sign-off, and we follow that.
Stucco & Exterior in Burbank: questions to settle first
The cut is sized to the cap, with backing added behind it when the sheathing is thin. The flange's upper edge slides under the weather paper and the lower edge laps over it, so water sheds outward. A line of flexible sealant rings the edge, and fresh plaster is troweled in coats up to the surrounding thickness.
Think of it as how deep the trouble goes. Closed, dry cracks and single holes are patch work. Color that has chalked over solid plaster is a recoat. Hollow taps, stains low on the wall or sheathing that gives under a screwdriver mean restucco. A small test opening settles anything borderline.
A fresh sample from the wall goes to the mixer, and the match is judged on a dried swatch because wet plaster reads darker. We carry the new color coat to a corner or trim line so the edge disappears. If the old paint has faded unevenly, a full coat across that wall hides the difference better.
