ADU Construction in Inglewood, Built Close to the Fence
Inglewood ADUs with fire-rated walls where the unit sits near a side fence, a kitchen drawn before the shell, and City of Inglewood plan check.
Close to a side fence on an urban Inglewood lot, an ADU wall has to resist fire on the neighbor's side as well as weather. On that side we specify Type X gypsum board inside and gypsum sheathing outside the studs, finished in cement plaster, so the assembly can carry the fire rating the code asks of a wall near a property line. The kitchen is drawn first, since openings in that wall are limited.
Layers of the fence-side wall
Inside, 5/8-inch Type X board is screwed to the studs on the spacing the tested assembly lists, and the joints are taped. Mineral wool fills the cavity, which also dulls sound from the neighboring yard. Outside, gypsum sheathing goes over the studs, then a double weather barrier, metal lath and plaster. Each window is flashed into the barrier before lath covers it, and a weep screed at the base lets water behind the plaster drain out. The closer the wall sits to the line, the fewer openings it may have, so the drawings show their size and the rating side by side.
The kitchen inside a tight footprint
Its sink wall, range and hood fix where pipes and the duct pass through the shell, so the kitchen layout comes before any wall detail. A hood duct leaves through the yard-side wall with a metal cap set in a flashed sleeve, away from the rated side. The sink goes under a window facing the main house, and the refrigerator and a tall pantry stand against the fence-side wall, which needs no glass. The City of Inglewood building department reviews the wall assembly with the rest of the set, and an inspector sees the fastening of the rated board and the lath before anything covers them.
ADU Construction in Inglewood: questions to settle first
An L of counters fits in a one-bedroom Inglewood plan, holding a sink, a range under a ducted hood, a dishwasher and a full refrigerator, while a studio lines the same pieces along one wall with a narrower fridge. On a narrow lot the long run of cabinets can land on the fence side, where no window is lost.
For an Inglewood unit near a side fence, the reviewer reads the site plan for exact distances to each property line and the wall section for the rated layers on that side. The full set is ours to draw, and every plan check comment from Inglewood gets a written reply until the permit issues.
The unit's water line taps the house supply past the main shutoff and gets a valve that serves the unit alone. Waste joins the house sewer lateral through a new cleanout, once a camera run shows that pipe is sound. A subpanel inside the unit draws from the main house panel when the load calculation allows, or the utility sets its own meter.
