Playa Vista ADU Construction, Roof Down
Playa Vista ADU roofs flashed tight at every opening, with corrosion-resistant gutters, drainage clear of the footings and LADBS review.
Every pipe and duct that passes through a Playa Vista ADU roof is a spot where water could get in, and the kitchen hood duct is a sizable example. We set its duct on a raised, flashed curb under a stainless cap, so rain parts around it and flows on to the gutter. Aluminum downspouts then carry the water to grade and out past the footings, well clear of the unit's door and its kitchen window.
Roofing for a coastal lot
On a lot near the coast, damp air works on any metal up top. We use aluminum or coated steel gutters with stainless fasteners, flashing in a heavier gauge, and roof jacks for the plumbing vents that will not rust through. A standing seam metal roof with a coastal-rated finish, a cool-rated asphalt shingle or a low-slope membrane can all work, and the choice follows the pitch. Under the covering, a full layer of underlayment and a self-adhered membrane at each valley and opening keep wind-driven rain out of the framing. A vaulted kitchen ceiling can follow the rafters for extra height.
Drainage and LADBS review
On the ground, roof water goes into solid pipe or a gravel basin set back from the foundation, and the soil around the unit is graded to fall away on every side. Where the yard is small, a drain line can carry it to the curb if the city allows. LADBS reviews the drainage with the rest of the set for the City of Los Angeles, including the setbacks, structure and fire access path. A coastal zone parcel may need that approval first, which we confirm before drawing. Each inspection is booked as the work reaches it.
ADU Construction in Playa Vista: questions to settle first
In a Playa Vista ADU the legal answer is a full kitchen, so counter length becomes the working limit. We aim for a clear prep stretch between the sink and the cooktop, then fit a dishwasher, a full-height fridge and a pantry cabinet. A vaulted ceiling can add upper storage above the usual cabinet line.
A Playa Vista ADU goes to LADBS with a site plan showing each downspout, where its water ends up and how the unit clears the property lines. A coastal zone parcel uses that same sheet for its separate approval. We prepare the set and handle each correction.
The main house typically supplies a Playa Vista unit. Its panel feeds a subpanel once the load is checked, water tees off the house line, and drains run into the lateral we have scoped by camera. If the lot shares utility lines with neighbors, we confirm the rights to tie in before drawing.
