Every opening, from the hood duct to the plumbing vents, gets a flashed boot. The gutter is sized to the area it drains, with a leaf guard where trees overhang, and the overhang above the kitchen window shades the glass.
Drainage and city review
On the ground, downspouts tie into solid pipe that runs to a dry well, a planter or the curb, wherever the City of Hawthorne permits it, and the finished grade drops away from the unit on every side. Plantings stay a short step back from the walls so irrigation does not soak the foundation. The city's building staff review the roof framing, drainage, setbacks, structure and fire access, then inspect each stage of the work.
