Cooking a full dinner in a Mar Vista ADU depends on the kitchen getting the strongest wall in the plan. We place the sink under the window, give the cooktop counter on both sides and set the fridge at the end of the run so its door never blocks the path through the room. On a coastal lot, moist air can pit plain steel, so hinges, pulls and the hood come in stainless or powder-coated metal.
Ventilation and storage in a small kitchen
A ducted hood vented outside clears cooking steam that a small room would otherwise hold, and in damp air that protects the wall behind the cabinets from mold. Tall pantry pullouts store more per foot of wall than deep base cabinets, and a drawer stack beside the range keeps pots in reach. We stop the upper cabinets short of the ceiling wherever a window or transom needs that space for light. Counters in quartz or porcelain slab stand up to wet use and need no sealing.
Coastal finishes and LADBS review
Fasteners, flashing and exterior lights on a coastal unit are picked from stainless or coated metals, and the siding gets a sealed, painted finish that sheds moisture. Whether a particular Mar Vista lot falls inside the coastal zone is checked against the city's maps, because a parcel within it can require a coastal review alongside the building permit. LADBS handles plan check and inspections for the City of Los Angeles, and we file the set, answer its comments and book each inspection as the work reaches that stage.
