Mineral wool batts in the walls of a Palms ADU do double duty on an urban lot. They dull the sound of the street and neighbors, and they slow the heat a sunny wall pushes into the room. Behind the kitchen that pays off, since the fridge and range already add heat of their own. The batts also resist fire and hold their shape, so the wall stays filled from floor to ceiling.

Quiet, cool walls and windows

Mineral wool is part of a wall built for a busy block. Resilient channel on the bedroom side of a shared wall breaks the path for sound, and dual-pane windows with a laminated pane facing the street carry that further. On the outside, cement plaster over a drainage plane takes sun without fading and holds up to the knocks a narrow side yard brings. In the kitchen, a ducted hood on a quiet fan pulls heat and steam out, and a ductless heat pump cools the room once the oven is off. A light roof color keeps the attic cooler as well.

LADBS review in Palms

The City of Los Angeles permits Palms ADUs through LADBS. Reviewers weigh the setbacks, the framing, the utility connections and fire access from the street, which on a crowded lot may run down a narrow side yard. A unit close to a neighbor's wall may need fire-rated construction on that side, and windows near the line are limited in size. We draw the set, file it, answer corrections and meet the inspector at each stage through final, from the footing trench to the closing walk.
