ADU Construction in San Pedro, Built for Ocean Air
San Pedro ADUs with corrosion-resistant hardware for ocean air, a kitchen planned before finishes and drawings submitted to LADBS for plan check.
How long door hinges, light fixtures and the condenser will last this close to the ocean deserves an answer during a first San Pedro site visit. The answer comes down to the metal. Stainless or coated fasteners, a condenser with a protected coil and exterior fixtures rated for wet locations hold up to salt-laden wind far longer than plain steel. We pick those parts before the kitchen is final, because the hood cap and dryer vent are exterior metal too.
Metal, wood and paint near the water
Every exterior fastener on the unit is stainless or hot-dip galvanized, including the joist hangers on any deck at the door. Siding is fiber cement with a factory finish, and trim is cellular PVC, so damp air finds nothing to rot. Windows come in vinyl or fiberglass frames with stainless hardware. In the kitchen, the hood and cabinet pulls are stainless as well, since moist air travels indoors whenever the door is open. Gutters in aluminum with a baked coating resist the pitting that bare metal shows where moisture lingers against it.
LADBS plan check and the coastal question
LADBS, which handles building permits for the City of Los Angeles, issues the permit for a San Pedro ADU. Its plan checkers read the site plan for distances to the lot lines and between structures before moving on to the rest of the set. We also check, before drawing, if the parcel lies within the state coastal zone, because a parcel there could require its own coastal sign-off from city planning. When that does not apply, the building permit carries the whole approval, and every LADBS correction gets a written answer.
ADU Construction in San Pedro: questions to settle first
Even a compact San Pedro unit can take a sink, a counter-depth fridge, a 24-inch range and a bank of drawers. A one-bedroom footprint leaves room for a dishwasher and a peninsula with a pair of stools. We draw your choices to scale on the floor plan, so the clearances between counters show up before anything is ordered.
LADBS gives the most attention on a San Pedro set to the site plan, with its setbacks and building separation, and to the floor plan, where the kitchen and bath plumbing are laid out. We produce everything the department asks for, submit it and keep working through corrections until the permit issues.
Its own drain carries the unit's waste to a new tap on the house lateral, or out to the sewer under the street when that is the easier fall. Domestic water branches from the house line with a valve for the unit. Electricity is fed through buried conduit from the house panel, or the utility sets a separate meter.
