Before any wall is framed on a Rolling Hills Estates lot, we walk the path every load will take from the street to the back. Gate width, the turn past the side of the house, overhead wires, tree limbs and a soft lawn all limit what can travel that way by hand, by cart or by a small loader. A narrow or blocked path changes how the walls arrive, so it shapes the plan early.

Panels, pallets and a staging spot

If a loader cannot reach the back, framing lumber comes in short bundles carried by hand, and a concrete pump with a long hose places the foundation pour from the street. Where the side yard is wide and firm, a compact track loader can carry pallets and trusses. We mark a staging area near the curb, lay mats over any lawn or pavers along the way, and order deliveries in the sequence they are installed, so materials never sit in the way of the next trade.

A bath without a step

The bath in the unit is drawn step-free. A curbless shower pitches toward a linear drain at the wall, the slab or subfloor is recessed under it so the tile stays flush with the rest of the floor, and a waterproof membrane wraps the whole wet area. The door is a pocket or an outswing with a clear opening wide enough for a walker. Blocking goes into the walls behind the toilet and shower for grab bars now or later, and the vanity leaves knee space under the sink.
