ADU Construction in Rolling Hills, Runoff and Drains Settled
Rolling Hills ADUs drawn with roof runoff and the wastewater connection settled for review, around a pantry kitchen planned on a single plumbing wall.
New roof and new paving both stop rain from soaking into the ground, so a reviewer at the building department serving Rolling Hills asks where that water will go before approving an ADU. We answer on the site plan with gutters, downspouts and a dispersal area set clear of the footings and the property lines. The kitchen follows, drawn so its sink and dishwasher drain toward whatever wastewater connection the lot actually has.
Wastewater, confirmed on the ground
Before the unit is placed, we confirm how the main house disposes of wastewater, from the records and from what we find in the ground. If the house drains to a public sewer, the new line has to fall toward that connection with enough slope along its whole length. If it drains to a private septic system, the tank and its dispersal field become ground the unit must stay clear of, and the capacity of that system for added flow gets its own review. In both cases one plumbing wall serves kitchen and bath, so a single line leaves the unit.
A kitchen framed by pantry cabinets
A full-height pantry cabinet at each end of the counter gives a small Rolling Hills unit storage a closet would otherwise hold. Between them go the sink under a window, a 36-inch range under a hood ducted outdoors, and a dishwasher beside the sink so the two share a drain. The counter runs unbroken, leaving room for a cutting board and a mixing bowl side by side. Water-saving faucets and a compact dishwasher keep the daily flow modest, which matters on any lot where wastewater capacity is part of the review.
ADU Construction in Rolling Hills: questions to settle first
A one-bedroom plan for a Rolling Hills lot can hold a sink, a full range, a standard refrigerator, a dishwasher and pantry storage on one wall or in an L. A studio gives up some counter. Each appliance is drawn at its true width on the floor plan, so the walkway between counters is known before framing.
The Rolling Hills site plan does the heavy lifting, placing the unit against the property lines and showing where roof water and wastewater go. The floor plan adds the kitchen and bath fixtures at scale. The whole set is drawn in our office, filed with the building department and carried through each round of comments.
Wastewater leaves the unit through a new line to the public sewer where one serves the parcel, or to a septic system if the lot uses one, once that system is reviewed for the added flow. A branch from the house supply, valved at the unit, carries water. Electrical service travels in buried conduit from the house panel once a load calculation shows spare capacity.
