ADU Construction in Brentwood With a Dining Nook
Brentwood ADU construction with a built-in dining nook beside a working kitchen, coastal and ember details, and a permit set prepared for LADBS.
A dining nook tucked at the end of the kitchen run gives a Brentwood ADU a place to eat without a freestanding table claiming the middle of the room. We draw it as a built-in bench with storage under the seat and a counter that steps down to table height, so cooking and eating share one wall. If the lot lands on a fire hazard map, as some in Brentwood do, the outside of the unit takes ember-resistant materials.
Kitchen and nook as one piece
The nook works only if the kitchen beside it is planned in the same pass. We set the sink and dishwasher on the wall that backs onto the bath, keep the range at the opposite end from the bench so heat and grease stay away from the seating, and run the hood duct out the wall beside it. A window over the bench brings light into both zones. Pendant lights on their own switch mark the table, and an outlet in the bench end handles a laptop or a charger.
Westside permits and coastal checks
A permit for a Brentwood ADU comes from LADBS, after plan check of a full set. A Brentwood parcel may or may not lie inside the state coastal zone, and we check the boundary before drawing, since a lot inside it can need a coastal approval ahead of the building permit. Where the parcel is mapped for fire hazard, the unit takes a Class A roof, ember-resistant vents and ignition-resistant siding. On a lot near the coast, exterior fasteners and flashings are stainless or coated so they hold up.
ADU Construction in Brentwood: questions to settle first
Enough to cook every meal. A Brentwood unit can hold a full kitchen under state law, and with a built-in nook the counters stay free for prep. We plan a 24-inch dishwasher, a full-width range and a fridge set where its door opens toward the counter, with the bench seating 2.
For a Brentwood ADU, the floor plan shows LADBS that each room meets size and egress rules, including clearance around the bench nook, and the site plan shows setbacks and any coastal zone line. Whether a coastal approval is needed gets settled before submittal.
A Brentwood unit typically draws water and power from the main house: a subpanel inside the unit, fed from the house panel, and a water branch with its own valve. Its waste line reaches the house lateral by gravity. If the lateral sits too shallow where the unit would go, a small ejector pump can work, though we prefer a spot where gravity does the job.
