ADU Construction in Tarzana, Route Before Rooms
Tarzana ADUs planned around the route from the curb to the back of the lot, with loads sequenced from footing steel to appliances and LADBS inspections.
Rebar goes down the side of a Tarzana lot first and a boxed refrigerator goes last, and the route to a backyard ADU has to serve every load in between. We measure it on the first visit: the narrowest gap past the house, the gate opening, anything mounted on the wall and the clearance under the eave. Those figures decide whether carts, a small tracked loader or a crane lifting over the roof will carry the work.
Matching each load to the route
Long pieces are the hardest. Rebar and framing lumber need a straight run or room to pivot at each corner, so we note where the path bends. Concrete for the footings comes by line pump when a truck cannot reach, with the hose laid along the passage. Sheathing, roofing and drywall move back in bundles sized to the gate. Windows and exterior doors travel with the framing package, since they are set and flashed at dry-in, before siding or plaster closes the walls. Debris leaves by the same path in small bins.
Fitting the kitchen through the gate
Cabinets, the range and the refrigerator arrive after drywall and paint, and their crated sizes get compared with the narrowest point before we order. A tall refrigerator may need its doors taken off to pass. Cabinet boxes can come flat-packed and be put together in the unit if the passage is narrow. Stone counters are templated in the finished room and cut at the shop, so a long slab arrives later and is carried upright past the side of the house. LADBS permits work in Tarzana for the City of Los Angeles, and its inspectors walk the same route at each stage.
ADU Construction in Tarzana: questions to settle first
A Tarzana studio fits a straight run of sink, cooking surface, fridge and drawers, and a one-bedroom plan has space to wrap that run around a corner for a dishwasher. We size each appliance to the floor plan and to the access route, so nothing ordered is too large to reach the back.
On a Tarzana ADU set, the LADBS plan checker spends most of the review on the site plan, where the unit is drawn against its setbacks along with the walkway from the street to its door. If the unit needs a retaining wall, the structural sheet follows. A written reply goes back on every correction once our office files the set.
Water branches from the house line after the main shutoff, with a separate valve for the unit. The drain meets the house lateral by gravity when the fall allows, and a pump basin serves a unit set too low. Power runs underground from the main panel to a subpanel, or the utility sets a second meter. Where they can, those trenches share the access route.
