Mission Hills ADU Construction, Kitchen Placed Right
Mission Hills ADUs with the kitchen placed for privacy and light, permitted through LADBS, with sewer and power routes confirmed before the first sketch.
"Should the unit's kitchen look onto our yard or away from it?" We settle that on the first Mission Hills visit, since the answer shapes the whole plan. A sink window facing the garden gives the occupant light and a view, but it also faces your back door. Turning the kitchen toward the side fence keeps both homes private. We sketch both options on the lot before deciding where the bath goes.
Permits through the City of Los Angeles
The City of Los Angeles issues Mission Hills ADU permits through LADBS. Its plan checkers look at setbacks from the side and rear lines, fire access from the street, and whether the main house's sewer and power can serve a second dwelling. A garage conversion gets an extra look at the slab and the framing it keeps. We draw the set, file it and reply to each correction, and an inspector comes out for footings, framing, rough plumbing and wiring, and a closing visit.
Kitchen layout and privacy
Privacy drives the kitchen's position as much as size does. With the yard between the house and the unit, the kitchen window can sit high on the side wall so light comes in and nobody looks across at the main house, while a glass door on the far side keeps the view. The range hood ducts out through the roof, sending cooking exhaust away from both homes. An inland valley lot takes hard sun, so a window on the bright side gets a shade or a covered entry, and the counter under it stays usable all afternoon.
ADU Construction in Mission Hills: questions to settle first
In a plan with a bedroom the kitchen takes standard appliances along an L of counters. A studio still holds a compact range, a 24-inch dishwasher and a counter-depth fridge with real prep space between them. A complete kitchen is legal in any California ADU, and we fit the cabinets and appliance sizes to the floor area before planning the other rooms.
In Mission Hills the site plan does the heavy lifting with LADBS, giving the distance to each property line, the path to the street and every structure already on the lot. A garage conversion adds the structural sheet, which documents how the old slab and walls meet current requirements. We prepare all of it and file the set.
Most connections come from the main house. Water branches from the house supply, the sewer joins the existing lateral to the street, and the unit's own breaker panel is fed off the house if a load calculation allows it. Otherwise the main service is upgraded or a second meter is set, which the utility has to approve.
