San Fernando ADU Construction, From the Gate Back
San Fernando ADUs planned from the delivery path inward: gate widths, staging, a kitchen that reaches the back intact, and City of San Fernando plan check.
Every stud, bag of concrete and cabinet box for a San Fernando backyard unit travels one narrow path, so we walk that route from the curb to the back fence before drawing anything. Gate width, a low tree limb or an air conditioner on its pad can each change how materials arrive. Kitchen cabinets get special attention, because a tall pantry box that cannot turn a corner has to be ordered in pieces.
Staging and the delivery route
Trucks unload at the curb, and from there lumber moves by hand cart or a compact loader that fits the side yard. If the gate is too narrow, we may take down a fence panel for the build and put it back at the end. Concrete for the footings arrives through a pump hose laid along the route, which spares the lawn from wheel ruts. We plan where materials sit between deliveries so the driveway stays open for the house, and we keep the path clear for each inspection visit.
Getting the kitchen to the back
Cabinets, the counter slab and the appliances are the bulkiest pieces bound for a backyard unit. We measure each turn in the route against the largest box, and when a refrigerator or a long counter will not fit, we pick a counter-depth model or split the top at a seam placed over a base cabinet. Drawer bases ship assembled, while uppers may come flat and get built on site. The City of San Fernando reviews the permit set, and the route plan stays in our own field notes, apart from what the city sees.
ADU Construction in San Fernando: questions to settle first
On a San Fernando lot, kitchen size follows unit size. A studio can hold a straight line with a sink, an induction range and a tall fridge, plus a short counter on each side of the cooktop. A one-bedroom gives enough wall for an L that also holds a dishwasher and a tall pantry. Both options get drawn to scale for comparison.
The site plan is the sheet the City of San Fernando reads first on a backyard unit, since it locates the building against the property lines, the house and any easement. We prepare every sheet the city asks for, send the package in and reply in writing to each correction the reviewer returns.
Water branches off the house supply with a shutoff of its own. The drain joins the existing lateral when a camera shows it has the depth and condition to take more flow, or runs to the street main on a new line. Power arrives underground from the main panel, or from a separate utility meter when the house service lacks room.
