Mar Vista Flooring and Drywall for an Opened Kitchen

When a Mar Vista kitchen wall comes down, Navon Home settles one floor height and a flat, unbroken ceiling first, then draws the cabinets and picks finishes.

Flooring and drywall become the opening job of a Mar Vista remodel the moment a kitchen wall is coming down to join the dining area. One continuous floor has to meet the dishwasher opening, the toe kicks and each doorway at a single height, and the ceiling where the wall stood has to read as one flat plane. We fix those heights on the drawing, then lay out cabinets, then talk about finishes.

One floor height across two rooms

The finished floor sets the counter line, so it gets chosen while the cabinets are drawn. Engineered wood can run under the boxes or stop at their base, and each path changes the filler beside the dishwasher. Porcelain tile adds thickness with its mortar bed, which shows up at a threshold into a hall. Where the old wall stood, the subfloor is checked for a gap or a step and then planed or shimmed until a long straightedge lies flat. Damp air can make wood planks move, so they acclimate indoors before installation.

Closing the ceiling where the wall stood

Removing a wall leaves a strip of open ceiling, torn drywall edges and, if the wall carried load, a header or beam to frame. The new board is screwed to blocking, taped across both seams and feathered wide, so the joint disappears even under raking light from a window. Moisture resistant board goes up behind the sink and range. Mar Vista falls inside the City of Los Angeles, so LADBS inspects the framing and any rerouted wiring ahead of drywall. If an exterior wall changes, we ask whether the parcel needs an added planning review.
