ADU Construction in Eagle Rock, Bath and Kitchen Back to Back
Eagle Rock ADUs permitted through LADBS, with the bath and kitchen back to back on one plumbing wall and the bedroom kept away from the water lines.
The bathroom in an Eagle Rock ADU backs onto the kitchen, and that partition carries most of the unit's plumbing. Placing the shower, toilet and vanity on the far side of the sink lets one drain stack serve both rooms and one vent rise through the roof. The bath still has to stand on its own: a door that clears the toilet, a fan on a humidity switch and good light even without a window.
Permits through LADBS
The permit for an Eagle Rock unit comes from the Los Angeles Department of Building and Safety, whose plan checkers confirm the setbacks, the separation from the main house and the plumbing and electrical connections, and other city departments may also weigh in on items such as the sewer connection. Our staff file the set, reply to each correction and request inspections as framing, rough plumbing and insulation become ready. The shared kitchen and bath wall is among the first things an inspector sees open, so we keep it neat and labeled.
Layout around the wet wall
With the plumbing gathered on one wall, the remainder of the unit stays open. The kitchen faces the living area, its sink and dishwasher against the shared wall and the range on an outside wall where the hood vents directly out. The bedroom goes at the opposite end, away from the water lines and the hum of a running dishwasher. Insulation packed into the shared wall quiets the bath, and a pocket door saves the swing space a hinged one would claim in a compact plan.
ADU Construction in Eagle Rock: questions to settle first
An Eagle Rock unit can hold a working kitchen with a sink and dishwasher on the shared plumbing wall, a cooktop and oven vented by a ducted hood, a full fridge and a good stretch of prep counter. A larger footprint brings an island or a dining ledge into play. We size it to your lot's real setbacks before laying out the bath.
For an Eagle Rock ADU, LADBS gives the site plan close scrutiny, checking setbacks, the gap to the house and the path to the unit's entry. Our office prepares that and every other part of the application, files it with the city and responds to each plan check correction until the permit is ready.
The unit's single drain stack joins the house lateral at a new connection, after a camera check of the old line. A valved water branch comes off the house supply. Power runs to a subpanel from the main panel, or the Los Angeles Department of Water and Power sets a separate meter if the load requires one.
