Slab thickness is the first number we read when a Northridge garage is weighed for conversion. A small test hole drilled near a wall shows how deep the concrete runs, a look along the edge tells us whether a footing sits under the walls, and a moisture test reveals whether a barrier lies beneath. Those readings decide whether the slab stays, with a trench cut for the kitchen and bath drains, or a new floor goes in.

Slab, footing and moisture

A garage slab may be thinner than a living space needs, and its footing may be shallow. If both pass, we saw-cut a trench for the drains, place a vapor barrier where one is missing and level the floor for the kitchen and bath. If either falls short, a new slab or added footings go in while the room layout stays the same. Drain lines are inspected in the open trench before backfill. All of it lands on the drawings before plan check begins.

The old door wall and parking

Where the garage door stood, we frame a wall on a new header and footing, with a window over the kitchen sink or a glass entry door. State law does not require replacement parking when a garage becomes an ADU, so the driveway stays open for daily use. Insulation goes into walls and a ceiling that were bare, and the ceiling may be furred down to hide new ducts and wiring. LADBS reviews a Northridge conversion for the City of Los Angeles, and the drawings record each of these changes.
