ADU Construction in Lakewood, Placed by the Sewer
Lakewood ADUs placed where the house sewer allows a gravity drain, with heat pump hot water, an attached garage option and a permit set for city review.
A backyard unit on a Lakewood lot has to send its waste to the house sewer with a steady fall, so the lateral's route and depth mark out where the unit can go. A line that leaves the house shallow limits how far back the bath can sit before the pipe runs out of slope. When those numbers do not work, the unit moves closer or turns so its bath faces the house, and a pump stays a last resort.
Hot water in a small footprint
Hot water for the unit comes from a heat pump water heater in a closet next to the bath, where pipe runs to the shower and the kitchen sink stay short. The tank pulls heat from the room air, so its closet needs a louvered door or a ducted supply, and a condensate line drains to a fixture. A 50-gallon tank serves a one-bedroom comfortably. If the closet has to sit far from the kitchen, a small point-of-use heater under the sink cuts the wait for warm water at the faucet.
An attached garage turned into the unit
When the garage is attached to the house, converting it keeps the backyard open and puts the sewer within easy reach. The wall between the two homes is rebuilt as a fire-rated separation, and any door through it becomes a rated, self-closing door or is closed up. The slab gets a moisture barrier and a new floor, the car opening is closed with framing that holds a window and the unit's door, and the kitchen lands on the wall beside the existing drain. That door serves as the separate exterior entrance the unit needs.
ADU Construction in Lakewood: questions to settle first
Lakewood units drawn as one-bedrooms fit a sink, range, fridge and dishwasher on a single wall with room left for a small table. A converted garage tends to allow an L-shaped kitchen because the room is nearly square. We put your appliance choices on the floor plan at full size to show what fits.
Plan check on a Lakewood ADU looks hard at the site plan, where the sewer route and the unit's setbacks are drawn, and at the floor plan for the fire-rated wall on an attached conversion. Our office prepares the set with every sheet the city needs, submits it and answers each correction.
Drainage was settled when we placed the unit, so its line meets the house lateral through a new cleanout, or reaches the street main if that grade is better. Water tees off the house supply with a valve, and the panel feeds the unit through buried conduit, or the utility sets a second meter.
