ADU Construction in Gardena, Planned From the Panel

Gardena ADUs placed by the capacity of the house's electrical service, with cooking fuel settled early and every permit sheet drawn and filed with the city.

Every amp the main house already uses is an amp a Gardena ADU cannot, so the house's electrical service gets counted before the unit gets a spot. We read the panel rating, list the circuits and add the unit's kitchen, water heater and heating. A service with headroom feeds a subpanel through a short buried run, which favors the panel's side of the yard. A full one points to an upgrade or a separate meter, and that meter's position then sets the trench.

Cooking fuel and the load

Going fully electric with induction cooking, a heat pump tank and a ductless system keeps the trench work simple but raises the load. A gas range, if you prefer one and the city allows it for the unit, means a new branch from the house meter, sized together with the main house's furnace, water heater and dryer, and the gas utility may need to set a larger meter. Either path is drawn on the plans, so the reviewer sees the full load before approving the kitchen.

Turning a Gardena garage into the unit

A detached garage standing at the back of the yard can become the unit when its slab and framing pass inspection. We look for a footing under the walls, measure the clear height to the ceiling joists and check whether the slab can take a moisture barrier and a new floor on top. Where the car door stood, new framing takes a window or a glass entry. Plumbing for the kitchen and bath is trenched through the slab to the house sewer, and the old garage circuit gives way to a feeder sized for a home.
