Camarillo ADU Construction With the Kitchen Placed First
Camarillo ADUs with egress, alarms and wall spacing drawn for the city reviewer, the coastal zone settled early and an L-shaped kitchen placed first.
Getting out safely is a large part of what the Camarillo reviewer reads in an ADU set: a bedroom window big enough to climb through, a way for firefighters to reach the unit door from the street, and smoke and carbon monoxide alarms shown on the plan. We check early whether the parcel sits in the coastal zone. Within the unit, the kitchen is placed first, since its sink and range fix where the pipes and hood duct run.
Spacing, framing and inspections
Spacing comes next. Walls set near a property line or close to the main house may need a fire rating, and the openings in them can be limited, so window positions are chosen with that in mind. The reviewer also checks how the frame ties down to its footing, where roof runoff is sent and how the sewer and water lines reach the house connections. Revisions come back in writing, and we answer them on updated sheets. With the permit in hand, a city inspector comes out at each stage of the build, from the footing to the final walk-through.
An L-shaped kitchen in a small plan
Our starting layout for a Camarillo unit puts an L-shaped kitchen in the corner beside the house, which shortens the drain run and leaves the far wall for the bedroom. The fridge stands at the open end of the L so its door clears the counter, the sink takes the window, and the range sits on the outside wall where its hood can duct straight out. Deep drawers under the counter hold pots and pans, and the upper cabinets go all the way up. A backsplash sealed at every seam keeps splashes out of the wall behind it.
ADU Construction in Camarillo: questions to settle first
Counter length grows with the footprint of a Camarillo unit. A modest cottage fits a sink, range, refrigerator and dishwasher on an L, and a wider plan can hold a short island or a counter with stools. We sketch the kitchen on your parcel before the bath and bedroom take their places.
For Camarillo, the floor plan carries the bedroom window size and every alarm location, and the site plan shows distances to the lot lines and the house. A coastal review may run beside the building permit when the parcel falls inside that zone. We draw both sheets, submit them and work through each correction.
Each line for a Camarillo cottage starts at the main house. The sewer joins the existing lateral after a camera inspection, water branches off with its own valve, and power comes from a subpanel when the house panel has spare capacity or from a new meter when it does not. Choosing an induction cooktop removes the need for a gas line.
