ADU Construction in Moorpark, Roof Shape Settled First
Moorpark ADUs with the roof shape and drain outlets settled ahead of the kitchen, clerestory glass over the counter and a short, straight hood duct.
Rafters set the kitchen ceiling and the rain path at the same time in a Moorpark ADU, so the roof is decided before any cabinet is drawn. A modest gable splits the water between 2 gutters. A single shed slope sends all of it to one edge, which we can aim at open yard away from the house. Either shape leaves a clear spot for the hood duct and plumbing vent to pass through where flashing stays simple.
Low slope or pitched
On a low-slope roof, the job calls for a membrane, tapered insulation or framed fall toward a scupper or drain, and an overflow so a clogged outlet cannot pond water on the deck. A pitched roof takes shingles, tile or standing seam metal and carries water to its eaves on its own. Either one gets a gutter at the low edge and downspouts that release away from the foundation, onto splash pads or into a pipe that carries water past the unit. Every outlet has a fixed spot in the drawings, set where the yard can take the flow.
Clerestory light over the counter
Clerestory windows are one reward of a shed roof. Its tall wall leaves space above the counter for a strip of glass that lights the kitchen while the upper cabinets stay put. A gable allows a vaulted center with a flat ceiling over the cooking area to hide the hood duct and recessed lights. We pick the version that keeps the duct short and straight, since a range hood moves air better through fewer bends, and the cap lands clear of any valley where water gathers.
ADU Construction in Moorpark: questions to settle first
A detached Moorpark footprint of ordinary size has room for a sink, range, full refrigerator and dishwasher, set in a line or an L. A wider plan adds a peninsula with stools. We draw the kitchen inside your setbacks, then fit the bath, bedroom and living area into what remains.
Moorpark plan review looks at the structural sheets for roof framing and the hold-downs that tie the unit to its footing, and the site plan for where roof water goes and how far the cottage sits from each line. We draw the full application, submit it to the city and handle the corrections.
The drain can tie into the house sewer line through a new wye after a camera confirms the old pipe is clear, or run to the public sewer where depth and fall favor it. Water arrives as a valved branch from the supply. With capacity in the main panel, a feeder serves a subpanel in the unit, and without it the utility installs a separate meter.
