Kitchen Remodeling in Venice
A Venice kitchen follows the plan Navon Home uses in Mar Vista, Palms and Santa Monica: measured layout, cabinets, hood, gas and circuits, then finishes.
Kitchens in Venice, Mar Vista, Palms and Santa Monica all move through one sequence with us. We measure the room and draw it, with the sink, range and refrigerator placed and the walkways between them checked. The cabinet order, the hood duct, the gas line and the new circuits are sized from that drawing. Tile, paint and hardware are picked once those are fixed. Only the permit path changes from place to place.
Which office reviews the Venice permit
Venice belongs to the City of Los Angeles, so LADBS takes the building permit. A Santa Monica kitchen goes to that city's own building department, and Marina del Rey, which is unincorporated, goes to the county. Before anything is filed, we look up whether the Venice lot sits inside the area the state maps for added review near the water. When it does, a separate state sign-off may be needed, and how much it asks for depends on the scope. Interior work that leaves walls and windows alone is often the lighter case. A new opening in an outside wall or added floor area can mean a fuller review, so we settle that question before the drawings are final.
The floor under a new kitchen
Once the layout is drawn, the floor plan follows it. We decide whether the new floor continues beneath the cabinet boxes or ends at their bases, since that sets the toe kick height and the dishwasher opening. On a raised floor we check the subfloor for soft spots around the old sink and the refrigerator water line, and any damaged panel is replaced before cabinets go in. Porcelain tile and a sealed vinyl plank both handle spills and the damp air that drifts through an open door near the water. Wood can work too when it is finished on site and kept clear of the sink. Each choice is set before the cabinets arrive.
What we plan and build in Venice
Every project here starts the same way: a measured layout, then the lines behind the walls, then finishes.
