Stevenson Ranch ADU Construction, Kitchen First
Stevenson Ranch ADUs drawn from the galley kitchen out, with county plan review, ember-resistant details and short plumbing runs set before framing.
Twin counters facing each other across a narrow aisle make up the galley we draw first for a Stevenson Ranch backyard unit. A sink sits under the window, a ducted hood covers the cooktop and the refrigerator stands at the end wall where its door can swing fully open. That kitchen wall fixes the plumbing, the cooking circuit and the vent path, so the bath, the bedroom and the front door are placed only after it.
County review and the ember rules
County inspectors from Los Angeles County Public Works visit a Stevenson Ranch job at each stage, because building permits in this unincorporated community come from the county. The state's fire hazard maps include parts of Stevenson Ranch, and a lot inside a mapped zone builds to the wildfire chapter of the building code: a roof covering rated Class A, attic vents that resist embers, ignition-resistant siding and windows with a tempered pane. We look the parcel up early, since the answer changes the wall assembly and the soffits. Outside the mapped area those same details still suit a small building at the back of a yard.
Bath and bedroom around the kitchen wall
Once the kitchen wall is fixed, the bath goes on its back side so drain, vent and supply lines share one short stretch of framing. That leaves the remaining floor for a bedroom with a window big enough to serve as an emergency exit. It also keeps the sewer line from the unit to the house lateral as direct as the lot allows. Laundry fits as a stacked pair in a hall closet. Storage rises high in the kitchen, with tall uppers and a pantry cabinet beside the fridge, so the living area stays open and the unit reads larger than its footprint.
ADU Construction in Stevenson Ranch: questions to settle first
Enough to cook every day. A run of counter on each side of a narrow aisle holds a full-size sink, a 30-inch range or cooktop with a ducted hood, a standard refrigerator and a dishwasher. State rules let an ADU have a complete kitchen, so the limit is the footprint you pick, and we size the electrical feed to match the appliances.
On a Stevenson Ranch parcel that the state maps as a fire hazard area, the county reviewer reads the wall section closely for its ember-resistant layers, and the site plan follows with setbacks and the route a firefighter would walk from the street. We draw the permit set, submit it and work each plan check comment until the set clears.
Water normally branches off the house supply, and a subpanel in the unit is wired back to the main panel, provided a load calculation says the house service has room. Waste drains to the existing house lateral where the depth allows, or to a pump basin where it does not. We locate every line before choosing where the unit stands.
