ADU Construction in Claremont, Glass and Shade Chosen Early
Claremont ADUs with coated dual-pane kitchen glass, a light roof and a shading overhang, and counters chosen to hold up beside the range.
Low-emissivity glass in the kitchen window is among the first choices we make for a Claremont ADU. Hard inland sun on single-pane glass can bake a small room, and a coated dual-pane window cuts that heat while keeping the view over the sink. Paired with a light-colored roof and an overhang of the right depth, it lets the kitchen stay usable through the afternoon without the cooling running nonstop.
Shading the kitchen
An overhang drawn to the right depth shades the kitchen glass through the brightest hours and still leaves the sink well lit. A pale roof covering reflects more heat than a dark one and keeps the attic cooler, which eases the load on the ductless system that heats and cools the unit. Walls take continuous insulation where the plan allows, and the attic gets enough ventilation to clear trapped heat. Window and door frames in a light finish also stay cooler to the touch on an Inland Empire lot.
Counters and cabinets that hold up
Kitchen materials face heat from the range and light from the window. Quartz or solid surface counters stay stable near a cooktop and need no sealing. Plywood cabinet boxes hold hinge screws well when a door sees heavy use, and a matte painted finish hides fingerprints. We lay out the counters first, since the run beneath the window fixes where the sink and the dishwasher go, then fit the range, the fridge and a pantry cabinet around them. Soft-close hinges and full-extension drawer slides round out a kitchen meant for daily use.
ADU Construction in Claremont: questions to settle first
Standard setbacks on a Claremont lot usually leave room for a full kitchen: sink under the window, range on an inside wall, full fridge and dishwasher. A larger footprint adds a peninsula. We place the kitchen with the sun in mind, so its main window gets shade from the overhang.
In Claremont we expect the reviewer to study the floor plan for the kitchen, bath and exits, and the window schedule for glass type and sizes. The remaining sheets travel with them as one submittal, and each city correction gets a written answer until the permit is issued.
Plumbing for the unit tees off the house supply and drains to the existing sewer lateral, both after we inspect them. Electricity reaches a subpanel through a feeder when the house panel has room, or through a separate meter. Pairing an induction range with a heat pump water heater leaves the cottage with no gas line at all.
