ADU Construction in San Dimas, Sized at the Water Meter
San Dimas ADUs with the water service sized for two homes, the kitchen on the side facing the house, and a short hot water run to the sink.
The water meter at the curb and the pipe behind it decide how much a San Dimas ADU can draw at once. A kitchen sink, a dishwasher, a shower and a washer stacked on the main house can outrun a small service line, and pressure drops when two taps run together. We total the fixtures for both homes, check the meter and the line, then pick a spot for the unit where its branch stays short.
Sizing the water service
Fixture units for the house and the cottage are counted together, then compared with the meter and service pipe already in place. If they fall short, the remedy is a larger meter from the water provider or a bigger pipe from the meter to the house, and the written quote names each one. A pressure reading at a hose bib tells us whether a regulator is needed. The unit then gets its own shutoff and, if it has a heater of its own, a tankless or heat pump model sized to the kitchen and shower.
Kitchen fixtures that share the line
Water use stacks up in the kitchen, since the sink, the dishwasher and the ice maker all draw from one branch. That branch stays short when the kitchen sits on the side of the unit facing the house, and the bath runs off the same wall. A short hot line means less waiting at the faucet, and a recirculating loop can be added if the heater has to stand farther off. All of it appears on the plumbing layout before a single cabinet is chosen.
ADU Construction in San Dimas: questions to settle first
A San Dimas cottage of moderate size fits a full fridge, a dishwasher, a range and a double sink, either in a row or around a corner. Once the water service checks out, nothing in the kitchen has to be scaled back for supply. We draw the layout, choose fixtures with your input, then match the water heater to them.
San Dimas reviewers will want the site plan showing where the unit stands and how its utilities travel from the house, and the plumbing layout with the fixture count for both homes. Our office prepares those with everything else the city asks for, files the set and answers plan check comments until approval.
Water branches from the service line, its size checked against both homes, and enters the unit through a dedicated valve. The drain ties into the house sewer at a new cleanout. A subpanel fed by the main panel handles power, or a second meter does, depending on what the load figures show.
