Kitchen Remodeling in Sierra Madre

A Sierra Madre kitchen from Navon Home is planned for mountain-edge conditions in general: dust and dry wind at the openings, storm water led away.

A house at the edge of the mountains, described in general terms, deals with dry wind in the warm months, brush closer by and the occasional winter storm that arrives hard. A Sierra Madre kitchen plan accounts for that kind of exposure where the room meets the outside: the window over the sink, a door to the yard and the hood's exit. Cabinets, counters and finishes are chosen after those openings are detailed.

Dust, dry wind and the kitchen openings

Dry wind finds every gap around a window or door, and it carries grit onto counters and into the hood filters. New windows get a gasketed frame set in a continuous bead of sealant, and a yard door gets a sweep and adjustable weatherstripping. A hood with a sealing backdraft flap keeps gusts from pushing down the duct. Sierra Madre has parcels inside mapped fire hazard zones. On one of those, these same openings may need ember-resistant parts. The building department reviewing the drawings confirms what applies, and whatever it calls for is listed on the quote.

Sending storm water away from the house

Heavy rain tests the joints between a kitchen and the outside. Under a window over the sink, a sloped sill pan and flashing lapped shingle fashion carry water out and down to the face of the wall. A new door to the yard needs a threshold set higher than the landing outside, and a small roof or awning above it helps. If the lot slopes toward the house, the soil along that wall is regraded so runoff moves away from the footing. Inside, a shutoff valve within reach and a leak sensor in the sink cabinet catch a plumbing drip early.
