Reseda shares a permit office and an inspection routine with its neighbors Northridge, Winnetka, Tarzana, Lake Balboa, Canoga Park and Encino, since every one of them is part of the City of Los Angeles. That keeps our method identical from one to the next. A kitchen there starts as a measured layout, moves through LADBS plan check, gets its gas, drain and wiring roughed in and inspected, and only then reaches cabinets, counters and the finishes you choose.

Where the drawing settles the cost

Sliding the sink a short way along its wall reuses most of the old drain. Moving it to an island means cutting the slab or a longer run through the crawlspace, plus a vent arrangement the inspector will look at. The range works the same way with its gas line and hood duct. We draw each option and price it beside the current setup, so the tradeoff is plain before the plan is submitted. Circuit needs come out of that drawing too, including whether an induction cooktop or a second oven calls for more panel capacity.

Floors chosen at the cabinet stage

Floor thickness feeds into the counter height and the clearance under it for the dishwasher, which is why we pick the flooring while the cabinets are being drawn. A floating plank floor stops at the cabinet line with a gap left at its edges for movement, and tile or glue-down plank can go in first and run beneath the boxes. Drywall comes next in the order: walls opened for new circuits close after the rough inspection, then get taped, primed and painted, and the backsplash tile goes up. Lighting trims and switch plates are the last items installed.
