A sink placed under a window puts the wettest spot of a Long Beach kitchen right against an outside wall. Rain and damp air press on that wall from outside, and splashing from the faucet works at it from inside. We keep both out: a sloped sill pan and lapped flashing under the window, a solid sill in stone or quartz inside, and a backsplash sealed at every joint.

Outside the window

New or moved windows over the sink get a pan at the sill that slopes to the outside, then side flashing lapped over it, then head flashing lapped over that, so water that gets behind the siding is led back out. Stucco walls get a weep screed at the base and a drainage plane behind the lath. Coastal air is hard on plain steel, so the flashing and its fasteners are stainless or coated. Gutters over that wall are checked, and downspouts discharge away from the foundation.

Inside, at the counter

Sink water does slower damage. The counter edge at the window becomes a single-piece sill where the material allows, so there is no seam for water to soak into the wood beneath. The backsplash is set on a waterproofed backer, and the joint where counter meets wall gets a flexible caulk, since grout there cracks as the counter moves. Under the sink, a cabinet floor with a moisture-resistant finish, reachable shutoffs and a leak sensor complete the detail, and the dishwasher drain is looped high so dirty water cannot siphon back.
