Westlake Village Kitchen Remodeling That Keeps Water Out

Westlake Village kitchen remodels that plan where a leak goes: sink base liners, dishwasher pans, leak sensors and a window over the sink flashed right.

Under a Westlake Village sink, a leak should meet a tray before it meets wood. We fit a sealed liner in the sink base, set the dishwasher on a pan where the floor allows, and use braided supply lines with quarter-turn stops that close cleanly. A leak sensor beside the base sends an alert when water appears, so a slow drip is caught while it is still small.

Inside the sink base

The cabinet floor under the sink takes every drip from the faucet, the disposal and the dishwasher connections. A liner with raised edges holds that water where it can be seen. Supply stops are mounted so they can be reached without emptying the cabinet. The ice-maker line to the fridge runs in a protected path with its own shutoff, and the dishwasher drain is routed through an air gap mounted beside the faucet, which keeps dirty water from flowing back into the machine.

Flashing at the sink window

If the kitchen has a window over the sink, the flashing around it sends rain back out to the face of the wall. Replacing that window means rebuilding the flashing layers in the right order, sill first, then the sides, then the head, so each laps over the one beneath it. Where a fire hazard map takes in the lot, the replacement window may also have to meet ember-resistance rules. Inside, the joint between counter and backsplash is sealed so splashes stay on the surface.
