San Marino Kitchen Remodeling With the Hood and Gas Drawn Out
San Marino kitchen remodels drawn for review: hood airflow, duct size and route, make-up air for a strong fan, and a gas line sized to every burner.
On a San Marino kitchen drawing, the building reviewer reads the hood line closely: its airflow rating, the duct size and where the cap leaves the house. A strong fan can trigger a make-up air requirement, and a bigger range changes the gas load on the pipe that feeds it. We show each of those on the plan, with figures taken from the appliance specs, before it goes to the city.
Exhaust that actually leaves the house
A ducted hood moves cooking air outside through a smooth metal duct, sized to match the fan outlet and kept as short and straight as the framing allows. Each elbow adds resistance and gets counted. The cap at the wall or roof carries a backdraft damper. Recirculating hoods are allowed in some layouts, but they return heat and moisture to the room, which we point out at design. When a fan is rated above the threshold the code sets, the plan adds a make-up air path, often a motorized damper tied to the hood.
Gas pipe sized to the appliances
Gas pipe size depends on the total demand of every appliance on the line and the length of the run from the meter. A pro-style range or a second oven can outgrow pipe that served a basic stove. We list each appliance input from its spec sheet, add the water heater and furnace already sharing the line, and size the new branch from that total. A shutoff valve sits within reach of every connection, and flexible connectors stay within the length the manufacturer allows. If the line needs upsizing, it appears as a separate quote item.
Kitchen Remodeling in San Marino: questions to settle first
Usually. For the range, what matters is a duct path to open air from the new spot, through a wall, ceiling or roof, and whether gas or power can follow. Relocating the sink calls for drainage with steady slope plus venting. We draw the duct and pipe paths for each option and price them side by side.
Hood model and duct route, make-up air if the fan calls for it, each gas appliance with its input, circuits for the rest, the cabinet layout and the finish selections. Open choices carry allowances. A quote built on those items holds up when the reviewer asks for the specs.
The City of San Marino requires a permit for ducted ventilation, gas pipe changes, new circuits, plumbing moves and any work on a bearing wall. Swapping cabinet doors or a countertop on the current layout may fall outside review. When a scope sits near that line, the city answers before drawings are finished.
