Sun Valley ADU Construction and Conversions
Sun Valley garage conversions and backyard ADUs, with the parking question answered, the slab checked and a kitchen set where the car door used to be.
"What happens to our parking when the garage becomes a home?" On a first Sun Valley visit, that question can come before any talk of kitchens. State law bars the city from requiring replacement parking when a garage is converted to an ADU, so those spaces can go. What remains is planning the driveway, the new entry door and a kitchen along the wall where the car door used to be.
Converting the garage
A garage conversion starts with the shell. We test the slab for level and cracking, confirm a footing exists under the walls, and look at the roof framing for sag. Where the car door was, new framing holds a window or an entry. Insulation goes into every wall and the ceiling, and the floor is raised or leveled over a moisture barrier. The kitchen often goes on that former door wall, because new plumbing can be trenched there without breaking up the rest of the slab, and the bath sits right behind it.
LADBS plan check for a conversion
Sun Valley addresses are permitted through LADBS. For a conversion, plan check looks at the existing structure, the new egress windows, energy compliance and fire separation from the main house when the garage is attached to it. A detached garage converts with fewer separation details. We document what is there with photos and measurements, draw the changes and file the set. Inspections then follow from the foundation work through final, and each one is scheduled as the stage before it closes out.
ADU Construction in Sun Valley: questions to settle first
A full one, with careful layout. In a single-car garage, a galley along one side holds a sink, a range under a vented hood, a dishwasher and a refrigerator, leaving room for a sleeping area and a bath. A two-car garage allows an L-shaped kitchen with an island. California permits complete kitchens in ADUs.
For a Sun Valley garage conversion, LADBS reviews the floor plan and the structural sheet most closely, checking the new window openings, the infill wall framing and the slab. A new detached unit shifts that attention toward placement on the lot. We prepare the right set for either path and answer plan check comments.
A converted garage often has power already, but seldom enough for a kitchen. The feed from the main panel is upgraded to a subpanel, a water line tees off the house supply, and the sewer runs from the new kitchen and bath to the house lateral, typically through a trench cut in the slab.
