A Malibu kitchen takes in damp air from near the water each time a slider or window is opened. The parts that suffer first are metal ones: hinges, drawer slides, the hood, faucet bodies and appliance fronts. We plan the layout with that in mind, putting the cooktop where the hood can vent cleanly, and then pick hardware, sinks and fixtures rated for damp, corrosive conditions.

Metal, wood and stone near the water

Pulls and hinges in 316 stainless or solid brass resist pitting in damp air better than plated pieces, and soft-close slides with sealed bearings keep running smoothly in damp rooms. Cabinet boxes of moisture-resistant plywood, edge-banded and sealed, hold their shape at the sink base. Quartz and porcelain slabs take moisture without any sealing, while a natural stone counter needs a sealer on a regular schedule. Outside, the exhaust cap and any new vent covers should be stainless or powder-coated aluminum so rust streaks do not run down the wall below them.

Permits, fire mapping and the state review

Malibu is its own city, so kitchen permits are issued by the City of Malibu building department. Depending on the lot, the parcel may fall within a state-mapped review area for land near the water, which can add a planning step when windows, doors or the hood exit change on an outside wall. Parts of Malibu also fall in mapped fire hazard zones, and exterior openings there may need ember-resistant vents, tempered glass and a noncombustible cap. We check both questions before the drawings are final, so the cabinet order and the permit set agree with each other.
